Insurance for landlords and tenants

To protect the landlord a dilapidation deposit is taken equivalent to one months' rent plus £100 which is held by Essex Properties under an approved insured scheme. 

 

Essex Properties offer two services

Essex Properties Letting Service:

  • Fully detailed property particulars with photographs uploaded the same day.
  • Property marketed on our website and on the internet via Zoopla, Prime Location, Find a Property, Property Index plus Facebook and Twitter.
  • To Let Board erected to inspire interest in the property.
  • Accompanied viewings where we are the key holders.
  • Annual arrangements for gas and electric safety checks to be carried out on the landlord’s behalf.
  • Arrangement of Energy Performance Certificate (EPC) at commencement of letting. (Valid for 10 years).
  • Apply for and monitor credit checks/references on all prospective applicants.
  • Apply for consent to the letting with the mortgage provider, insurance company, leasehold agents, etc.
  • Prepare a full inventory of furniture and effects, and create a schedule of wear and tear before the tenancy proceeds.
  • Prepare a Tenancy Agreement and relevant Ground Notice required under 1988 Housing Act, and serve these on the tenants at the commencement of the tenancy.
  • Sign tenancy contracts and serve all relevant legal notices on the landlord’s behalf.
  • Take utility meter readings and arrange final accounts. Transfer all accounts into the tenants’ name throughout the period of the letting.
  • Collect the dilapidation deposit and first months’ rent from the tenants before the commencement of the tenancy and register with the relevant scheme.
  • Prepare a full statement of account to the landlord.
  • Set up a standing order mandate from the tenants account direct to the landlords’ account for future payments of rent (where applicable).

 

Essex Properties Management Services:

Helpful lettings agents fills out a form

  • Includes Essex Properties Letting Service.
  • Process any insurance claims relating to the property throughout the period of the letting.
  • Carry out periodical inspections of the property externally and internally, at three monthly intervals throughout the period of the letting, reporting to the owner after each inspection if any problems are found.
  • Full final inspections to be carried out after each tenancy expires and any deposit issues resolved.
  • Arrange all necessary repairs, obtaining quotations where applicable.
  • Collect rents and account to the landlord monthly. Funds can be paid direct into a UK bank account if required.
  • Deal with all credit control and arrears issues.
  • If instructed as sole agents, visit the property every 7 days whilst vacant, remove all mail, and check the property internally.
  • Arrange gardeners to maintain gardens if instructed to do so.
  • General liaison between tenant and landlord throughout the tenancy.
  • Liaise with the landlords’ accountant in relation to any tax liability (overseas owners).
